How to Tell If a Cast Iron Drain Pipe Is Failing

A failing cast iron drain pipe shows up as water dripping or seeping at a stack, hub joint or basement drain line, drains that stay slow or clogged, or a sewer gas smell that comes back after the traps are refilled. HUD lists leaks, slow or clogged drains and odors as the signs a drain system needs work. Before blaming the pipe, rule out a dry trap, a single clog and a leaking water line.

Warning signs to look for

  1. Drips or wet spots at a stack, hub joint or drain line.
  2. Drains that stay slow, clogged or stop working.
  3. Sewer gas smell that returns after traps are refilled.
  4. Backups at the lowest fixture while others drain.
  5. Low spots or sagging on long horizontal runs.
  6. Brass or copper fittings joined straight to iron.

Step 1 of 7

Find the soil stack and the building drain

Start in the basement or crawl space and find the two main drain pipes. The Cast Iron Soil Pipe Institute (CISPI) defines the soil stack as the main vertical pipe, running from the building drain up through the roof, and the building drain as the lowest horizontal pipe, which collects everything and carries it to the building sewer outside.

  • Size: the CDC and HUD’s Healthy Housing Reference Manual gives 4 inches as the usual minimum diameter of a house drain.
  • Cleanouts: HUD’s 2000 inspection guideline says cleanouts belong near the point where each main vertical drain pipe enters the building drain, so check the base of each stack for one.
  • Hidden sections: pipe inside walls or under a concrete floor cannot be checked by eye. HUD’s 1999 Rehab Guide names small pipe TV inspection as one way to examine it without opening walls, ceilings or slabs.

Confirm the pipe is cast iron

A magnet narrows it down, and the joints confirm it. EPA’s pipe identification fact sheet, written for water lines, says a magnet clings easily to galvanized steel (iron) but not to lead or copper. Cast iron and galvanized steel are both iron-based, so look at how the lengths are joined.

  • Hub-and-spigot cast iron: the plain spigot end of one length sits inside the hub, or bell, of the next, sealed with lead and oakum or a rubber compression gasket, according to CISPI. With a gasket, only its flange, which carries identification markings, shows outside the hub.
  • Hubless (no-hub) cast iron: plain pipe ends joined by a coupling, typically a neoprene gasket inside a shield tightened with stainless steel clamps (CISPI).
  • Galvanized steel or brass: EPA names threading at the end of the pipe as an identifier for both. Old galvanized steel can look dark brown, gray or black on the surface.
  • Plastic: PVC is generally white or gray and common in home wastewater plumbing (EPA). HUD’s 1999 guide says houses built after 1970 might have plastic drain pipe.
  • Markings: CISPI says pipe and fittings should carry the manufacturer’s name or registered trademark and the country of origin, and its member foundries add the institute’s collective trademark. HUD notes cast iron is coated with an asphaltic compound, and CISPI says factory-coated pipe can be painted.

An old house is not always cast iron throughout. HUD’s 1999 guide lists galvanized and non-galvanized steel, wrought iron, lead, copper, brass and clay among drain materials and says copper drain pipe is found in many older systems. Check each joint and run for leaks, sags and mixed metals

Look for the problems HUD’s inspection guides name. The 1999 Rehab Guide lists leaks, clogged or slow drains and odors as signs that a drain, waste and vent system needs work, and says leaks and slow drainage may reveal corrosion in waste pipes.

  • Drips, wet spots or wastewater at a hub, a coupling or the base of the stack.
  • Low spots on long horizontal runs from inadequate support, and damage from building settlement or movement (HUD, 2000). HUD’s 1999 guide adds that settling can change a drain’s slope until it no longer works properly.
  • Dissimilar metals, such as brass and iron fittings joined in an earlier repair, which HUD says corrode through electrogalvanic action unless a dielectric coupling separates them.
  • Pipe that is poorly supported: CISPI’s maintenance checklist starts with a visual check of slope, support, venting and visible leaks.

The outside of the pipe does not tell the whole story. CISPI’s handbook says corroding cast iron leaves behind a dense, adherent layer of graphite that forms a barrier against further corrosion, and that in tests, severely corroded pipe still held pressure after corrosion had penetrated the wall.

Look, but do not pry. Wear rubber boots, rubber gloves and goggles around any leak that could be sewage, as the CDC advises. The Army’s plumbing field manual warns that cast iron is heavy and brittle, and CISPI’s handbook lists about 2 pounds of lead in a caulked 4-inch hub joint, so do not chip at joints, loosen clamps or cut into a stack.

Refill the traps before blaming the pipe for a smell

A dry trap is the simplest cause of sewer gas in a house. HUD’s 2000 inspection guideline says a fixture drain that has lost its trap water seal usually smells of sewer gas, and tells inspectors to refill empty traps and run the fixtures to see whether the seal simply evaporated from lack of use.

  • Where traps dry out: the public works department in Charles County, Maryland, says dry traps are most common in basement floor drains used only during rare floods and in unused fixtures.
  • Checking the seal: HUD says the water seal in a toilet can be seen, and other traps can be checked with a dipstick.
  • If the trap is pulled dry again: HUD says the cause is self-siphonage from poor plumbing design, a blocked vent or no vent at all, and to check first for S-traps, which plumbing codes no longer allow.
  • Other ways a seal is lost: the Healthy Housing Reference Manual lists siphonage, back pressure, evaporation, capillary attraction and wind.

The federal Agency for Toxic Substances and Disease Registry describes hydrogen sulfide, often called sewer gas, as a flammable, colorless gas that smells like rotten eggs.

Could it be natural gas? BGE adds mercaptan to natural gas to give it a rotten egg odor. If you smell gas, BGE says to get out, go at least 100 feet away and call 911 or 877.778.7798, without turning anything off or looking for the leak.

Tell a clog or a vent problem from a failing pipe

Slow drainage has several causes, and only some of them are the pipe. HUD’s 1999 guide says slow drainage may reveal corrosion in waste pipes, while the Healthy Housing Reference Manual says improperly vented fixtures drain slowly and clog often.

  • Whole-house test: HUD’s 2000 guideline says to run several fixtures at once and watch the lowest one. “Boiling” or a backup there points to a clogged or failing main building drain between the house and the public sewer, most often from tree roots.
  • Vent test: HUD says water moving more than an inch in a trap while several fixtures drain means inadequate or blocked venting, and a gurgle from a draining sink, lavatory or tub usually means a venting problem.
  • One slow fixture: WSSC Water, the utility for Montgomery and Prince George’s counties, treats a problem limited to one fixture as a blockage to clear yourself or with a plumber. Professional drain cleaning for a stubborn clog is the next step when it will not clear.

Make sure the water is not coming from a supply line

Use the water meter. EPA’s WaterSense program says to read the meter before and after a two-hour period with no water use, and that any change probably means a leak. Denver Water explains why the test works: the meter only runs when water is flowing into the property.

A drain is different. HUD’s 2000 guideline notes that the waste drainage system works by gravity. A drain line carries only the water a fixture sends into it, so a drip that continues while nothing is running, with the meter moving, is more likely a supply leak.

  • Rusty water or rusted fittings: HUD says rusty water means galvanized steel is somewhere in the supply line (or, if it comes only from the hot side, rust in the water heater), and calls rusted fittings and rust-colored water signs of advanced deterioration. That points to swapping out rusted galvanized supply pipe, not drain work.
  • Damp walls or floor: HUD’s basement checklist lists water through walls or floor cracks, backed-up floor drains, leaky plumbing lines and a clogged air conditioner condensate line as sources of moisture, and counts rust on exposed metal among the signs of water getting in.

Call a plumber for a camera or smoke test when a sign persists

Call when a sign survives the simple checks, and right away if wastewater is leaking. HUD’s 1999 Rehab Guide names small pipe TV inspection and electronic leak detection among the non-destructive tools for examining drains when opening walls, ceilings or slabs is not an option.

  • Smoke or peppermint test: HUD’s 2000 guideline describes putting peppermint oil into a roof vent, or smoke into a trap, then checking the whole house for the smell or the smoke. HUD says a plumber should perform the test.
  • What smoke inside means: Charles County’s public works department, which smoke-tests its sewers, says smoke entering a home can mean defective vents, dry or defective traps, or damaged pipes, connections or seals in or under the building.
  • Damage past the foundation: when the camera finds the break in the building sewer outside the house, the job becomes repair of the sewer pipe outside your foundation.

How old is your cast iron drain, and how long does it last?

The joints are the best clue to age, and HUD supplies the yardstick: 75 to 100 years for cast iron waste piping in its 2000 inspection guideline, and 75 years in its capital needs assessment table. HUD notes that the 2000 estimates came largely from the industries that make the components.

Cost websites quote shorter spans, up to 50 years at HomeAdvisor and 20 to 50 years at Fixr, without citing a study. Age tells you when to start looking, not whether a pipe has failed: HUD’s 1999 guide says drain problems can be complex and advises a thorough investigation.

What makes cast iron drains corrode

CISPI and Charlotte Pipe, a cast iron manufacturer, name acidic waste, sewer gas and lines that see little flow, and buried pipe can also corrode from the soil around it. CISPI’s handbook says strong acids or other aggressive reagents at pH 4.3 or lower can corrode cast iron from the inside when they stay in contact with it for an extended time.

  • Harsh chemicals: Charlotte Pipe lists undiluted cleaning chemicals among the very low pH wastes that can corrode exposed cast iron if they are not flushed through.
  • Sewer gas: Charlotte Pipe says hydrogen sulfide from the sewer main can enter a building’s drain system where running traps are not installed, then condense on dry pipe surfaces into an acidic solution with a pH of 1.0. The manufacturer makes this point while describing its own epoxy-coated pipe.
  • Little or no flow: CISPI’s maintenance guidance says low-flow fixtures leave too little water in the lines to scour them, leaving behind microbes that are potentially harmful to the piping, and that buildings with low use may need more frequent maintenance.
  • Buried pipe: for cast iron in the ground, CISPI names joining iron to copper or brass as one cause of galvanic corrosion, and says the few soils corrosive to cast iron include those high in decomposing organic matter, alkalis or salt.

What happens after you find a sign

A plumber confirms which section has failed before deciding between repair and replacement. HUD’s 1999 Rehab Guide says drain systems can be repaired, modified or replaced, and that proper analysis of the existing system and its condition is crucial.

The plumbing code Baltimore City and Baltimore County adopt sets the couplings for joining new cast iron or plastic to old cast iron, and allows pipe relining only in building drains and sewers 4 inches and larger, after a recorded camera survey.

How can I tell if my drain pipe is cast iron?

Hold a magnet to it and look at the joints. EPA says a magnet clings easily to galvanized steel (iron) but not to lead or copper. Threaded ends suggest galvanized steel or brass, and PVC is white or gray plastic.

Not by itself. HUD’s rehab guides name leaks, slow or clogged drains and odors as the signs a drain system needs work. CISPI says corroding cast iron forms a dense graphite layer that resists further corrosion, though in tests corrosion still penetrated the wall of severely corroded pipe. Have a plumber look inside if a rusty section also leaks or drains slowly.

Can I do a smoke or peppermint test on my own drains?

HUD’s 2000 inspection guideline says the test should be performed by a plumber. It works by putting peppermint oil into a roof vent, or smoke into a trap, and then checking throughout the house for the smell or the smoke to find where the drain, waste and vent system is not tight.

What does it mean if smoke comes into my house during a sewer smoke test?

Charles County, Maryland’s public works department says smoke inside can point to defective or improperly installed vents, dry or defective traps, or damaged pipes, connections or seals in or under the building. It advises pouring water into all drains, including floor drains, before a test, and opening windows, leaving and telling the crew if smoke gets in.

Is a drip under my drain stack coming from the drain or a water line?
